Our approach is built around honesty, empathy, simplicity, professionalism and problem solving. We do not believe that every enquiry should automatically become a transaction. The first responsibility is to understand the situation, establish the facts and determine whether there is a legitimate solution to pursue.
A homeowner may be dealing with circumstances they did not choose: financial pressure, an inheritance, separation, relocation, a vacant property, a time-sensitive sale or another difficult situation. Those circumstances can create stress, uncertainty or embarrassment.
RM Jake’ aims to communicate with empathy without being patronising. The objective is to help people feel able to explain what is happening, understand the practical options and establish whether a solution exists.
Equally, not everyone who enquires needs a property solution. Someone may simply want a valuation, be testing the market or be looking for the highest possible price. That does not make their enquiry less worthy of respect. It simply means we need to understand the situation before deciding what, if anything, we can usefully do.
For investors, a property opportunity is only as useful as the information supporting it. Our role is to identify opportunities, examine the information available to us, stress-test the numbers, identify risks and uncertainties, package the opportunity clearly and present what we have established.
We distinguish between what is known, what has been checked and what remains outstanding. If information changes, the assessment can change with it. A missing legal document, an unexpected restriction or a problem discovered during further investigation can turn an opportunity from one category into another.
We use a simple Red / Amber / Green system to communicate the outcome of our preliminary assessment:
Sufficient information is currently available to justify presenting the opportunity.
There may be a potential opportunity, but material information remains outstanding.
The available evidence indicates that the opportunity does not currently meet RM Jake’ criteria.
RM Jake’ packages the opportunity. The investor validates the opportunity.
Our preliminary assessment is intended to make an opportunity clearer and more efficient to investigate; it is not a substitute for the investor's own legal, financial, valuation, structural, tax or other professional due diligence.
We would rather identify a problem early than dress it up because a property looks attractive on paper. A cheap property is not automatically a good investment.
One of the most important parts of our approach is recognising when the evidence does not support proceeding. A transaction should not be manufactured simply because there is a property available or because somebody wants a deal to happen.
The objective is to connect the right circumstances, information and parties. Where the evidence does not support that, the appropriate conclusion may be to pause, investigate further or walk away.
Our aim is straightforward: to build RM Jake’ around the way we believe property should be handled — with clear information, proper investigation, respect for the people involved and an honest understanding of what is known, what is uncertain and what still needs to be checked.
If our website says we operate this way, our actual work must support those words. The website should be a documented expression of how RM Jake’ operates, not simply a brochure of claims.
